Kenya’s real estate market continues to expand, but the residential sector is entering a more discerning phase, with buyers placing greater emphasis on value, space, location and the long-term utility of their homes.
It is against this backdrop that AERA Westlands, a 19-floor residential development comprising 360 suites, has unveiled its residential proposition in one of Nairobi’s established commercial and residential districts.
The launch comes as Kenya’s property market continues to show resilience, although performance varies significantly across locations and property types.
According to the Kenya National Bureau of Statistics (KNBS), residential property prices increased by 4.8 per cent year-on-year in the first quarter of 2026, with the Residential Property Price Index rising from 113.0 in Q1 2025 to 118.4 in Q1 2026.
Kenya’s economy also grew by 4.6 per cent in 2025, while the construction sector expanded by 6.8 per cent during the year, according to the 2026 Economic Survey.
However, Nairobi’s residential market is increasingly showing divergent trends. HassConsult’s Q2 2026 Property Index recorded a 0.9 per cent quarterly increase in property prices across Nairobi’s suburbs, while rental prices rose by 1.4 per cent.
Apartment values in Westlands, however, declined by 6.5 per cent year-on-year, reflecting pressure from increased apartment supply in some established neighbourhoods.
AERA says its proposition is built around space, location, views and choice. The development is located at the intersection of Westlands Avenue and David Osieli Road, on a barrier-controlled, low-traffic street while remaining close to Westlands’ business, retail, dining and transport facilities.
It is about a five-minute walk from Sarit Centre and provides access to major routes including Waiyaki Way and the Nairobi Expressway.
The development offers one-bedroom suites ranging from about 75 to 95 square metres, a 151-square-metre two-bedroom suite and three-bedroom options of about 200 square metres.
It also has four one-bedroom configurations across its Executive and Grand categories, offering buyers different options in a market where apartment sizes have increasingly come under scrutiny.
The focus on larger homes comes as demand for spacious residential properties remains strong in some segments of Nairobi. KNBS data for Q1 2026 showed that prices of standalone houses in Nairobi’s middle-income segment increased by 20.4 per cent year-on-year, the highest growth among the residential property categories covered by the index.
AERA seeks to bring some of that demand for space into a vertical urban residential development, targeting professionals, families, local property investors, diaspora buyers and corporate and relocation clients.
For investors, the development is located within Westlands, a major commercial, business, retail and hospitality hub. The wider Nairobi suburbs market recorded an average residential property yield of 7.4 per cent in Q2 2026, according to an analysis of the HassConsult Property Index by Cytonn Investment.
For homeowners, the development is positioned as an option for those seeking proximity to Westlands’ commercial and social amenities while maintaining a quieter residential setting.
The development has also introduced the Founding 40, an initial release of 40 suites at founding prices, giving buyers early access to the project before subsequent releases.
With its location, apartment sizes and range of configurations, AERA Westlands is entering a Nairobi residential market in which buyers are increasingly weighing space, convenience and long-term value when making property decisions.
